When the Roof Under the Panels Needs Work
Solar Panel Removal & Reinstall is usually needed in Surprise when the roof under an array needs replacing or repairing. On a concrete tile roof, the underlayment beneath the tiles typically wears out long before the tiles do. A roofer cannot reach it while panels, rails and mounts are in the way, so the solar has to come off first and go back on after.
Common reasons to remove the array
- Tile underlayment replacement, sometimes called a lift and relay
- A full re-roof on a shingle or foam roof
- A leak around a mount, conduit penetration or skylight under the panels
- Cracked or slipped tiles beneath the array
- Moving panels to a different roof plane, or taking them off for good
Why tile roofs take more care
Tile mounts are not the same as shingle mounts. On a tile roof, the array usually sits on hooks or standoffs that pass between or through tiles to the deck. Removing them means lifting tiles without breaking them, keeping track of which mount went where, and having spare tiles ready if any crack. On reinstall, each penetration gets new flashing so water that gets under the tiles is shed instead of running into the deck. A rushed reinstall is a common cause of leaks a year or two later.
Coordinating with your roofer
We plan the dates around your roofer's schedule. A typical order is: we shut the system down and remove the array, the roofer does the roof, we come back and reset mounts with new flashing, reinstall rails and panels, reconnect the wiring and bring the system back online. If you have not picked a roofer yet, tell us. We can explain what to ask for in their bid so the mount layout is ready for us when we return.
Storage, condition checks and surprises
Panels are labeled, stacked flat or on edge on padding, and kept somewhere they will not be walked on or blown around by a monsoon gust. While they are down, we look at each one for cracked glass, browned cells, scorch marks at the junction box and brittle cable. It is the easiest time to find and fix those problems, and you will hear about anything we see before reinstall day, with a price, so you can decide.
Permits and the utility
Putting the same equipment back in the same place is usually treated differently from a new installation, but the rules depend on the city or county and on what changes. If you decide to add panels, swap the inverter or move the array to another roof plane while it is down, that can trigger a new utility application (or, on APS, an equipment amendment) and a building permit. We check with the City of Surprise, Maricopa County for unincorporated areas like Sun City West, or the town that covers your address before we lift a single panel.
Associations
In Sun City Grand, Sun City West and other planned communities, re-roofing often has its own approval steps for tile color and style. Your roofer usually handles that. Arizona law limits how far an association can restrict solar, but it is still worth confirming that reinstalling the array in the same spot needs nothing extra.
What Removal and Reinstall Covers
These are the pieces of a typical detach-and-reset job, each priced on the estimate.
Shutdown and disconnect
Safely turning off the system at the AC disconnect and inverter and isolating the DC wiring before anything is unbolted.
Panel and rail removal
Taking down panels, rails and mounts, labeling everything and lifting tiles carefully around each mount.
Storage on site
Keeping panels padded and secure in your garage or yard while the roof work happens.
Condition check
Inspecting glass, cells, junction boxes and cables while the panels are on the ground.
Re-flashing and remount
Setting mounts on the new roof with new flashing at every penetration so the array does not cause leaks.
Reconnect and test
Reinstalling panels and wiring, restarting the inverter and confirming production matches what it was before.

How Removal and Reinstall Works
1. Site visit and roofer timing
We count panels, look at the mounts and roof type, and line up dates with your roofer.
2. Shutdown and removal
The system is turned off and isolated, then panels, rails and mounts come off and are stored.
3. Roof work
Your roofer replaces underlayment, tile or the whole roof while the area is clear.
4. Remount and re-flash
Mounts go back on the new roof with fresh flashing, then rails and panels follow.
5. Restart and verify
Wiring is reconnected and tested, the inverter restarted, and production checked against the old numbers.

Solar Panel Removal & Reinstall Questions
Can my roofer just take the panels off?
Some roofers will, but solar wiring is live whenever the sun is up, and reinstalling mounts on tile takes specific flashing work. Having the solar side handled separately also keeps it clear who is responsible if the system or a mount has a problem later.
How long will my system be off?
That depends mostly on the roof work. Removal often takes a day, and reinstall another day or two once the roof is ready. You will not produce power in between, so many homeowners plan roof work for the cooler months.
Will reinstalling void my panel warranty?
Panel manufacturer warranties usually cover defects in the panel itself, and careful removal and handling should not change that. Workmanship warranties from the original installer may end once someone else touches the system, so check that paperwork before booking.
Is this a good time to upgrade?
It can be. Replacing an aging inverter or adding bird mesh while the array is already apart saves a second trip. Adding panels or changing the inverter size, though, means more paperwork with the utility and the building department.
